In Manchester the sub 5,000 sq.ft market remains the most active, accounting for more than 75% of total transactions and in Leeds it’s around 60% where the average deal size is sub 3,000 sq.ft.

This size of the occupier is most likely to be unrepresented by an acquisition agent and will therefore use their own means to identify and shortlist suitable accommodation.

The journey usually starts online, and whilst there are portals that will offer some of the available space in a market or geographical location these are nowhere near as dominant or as well used as the likes of Rightmove in the residential sector. Even LoopNet and Rightmove’s own commercial listings are either overtaken by serviced office operators or out of date information.

There are sponsored adverts on Google, but again these are dominated by an always on approach by serviced office operators, and therefore cost prohibitive to compete from a single asset point of view.
